Asbestos Abatement in the Bronx, NY, With Stop Work Orders Handled Right

A prewar boiler room or a gut renovation stalled by DEP gets the same treatment: the right filings, controlled removal, air clearance and a job that can legally restart.

Neighborhoods we coverRiverdale, Fordham, Parkchester, Throgs Neck, Mott Haven

What the job site gets

  • Filings squared away

Project notifications and ACP-5 work done before anybody swings a tool.

  • Enclosure under negative pressure

Polyethylene, sealed penetrations and HEPA exhaust, so the rest of the building stays clean.

  • Material kept damp

Wet methods from first pry to last bag. Less dust in the air, period.

  • Waste with a paper trail

Wrapped, labeled, hauled to a permitted site and logged.

  • Someone on the phone after midnight

Disturbed material does not keep office hours. Neither does this line.

Asbestos Work for Bronx Contractors, Owners and Managers

Five lines of work. Some calls are about one apartment. Some are about a whole walk-up. Some are about a red-tagged site and a GC who needs the crew back. Here is the lineup.

Four Steps. No Shortcuts.

  1. Lay it out on the phone

Building type, the material, what tripped the problem. Permit pending, DEP order on the door, a leak in the basement. Have the order or the DOB job number handy if there is one. You get a straight read on what comes next.

  2. Survey, sample, paper

A certified inspector samples what looks suspect and an accredited lab confirms it. Then the filings go together, a project notification or an ACP-5, with the removal scope and price written out so your schedule can be planned around it.

  3. Enclose and abate

Polyethylene up, penetrations sealed, HEPA exhaust running. Licensed handlers keep the material wet, pull it and package it in labeled, sealed bags or wrap. Air is monitored while the work goes on.

  4. Clean, clear, hand off

HEPA vacuum, damp wipe, then an independent air test. When it passes, the enclosure comes down, the waste heads to a permitted facility and the space goes back to your crew or your tenants.

Why GCs and Supers Keep This Number

A stopped job costs money every day it sits. What gets it moving is not speed talk. It is doing the abatement and the paperwork so that nothing comes back on you.

  • Disposal that leaves a trail

Every bag is wetted, double-wrapped, labeled and trucked to a site permitted to accept it. Records get kept. If an inspector, a board or a lender asks where the material went, you have an answer on paper.

  • Built for jobs that get inspected hard

Some sites have an inspector looking over every shoulder. That inspector-proof standard is the default here, single co-op unit or full building, so procedure survives a second look.

  • An actual person, any hour

Nights, weekends, holidays. When material is already disturbed, you talk to someone who can tell you what to shut down and get a licensed crew headed to the building.

Working Across the Bronx and Just Over the Line

The Bronx is full of buildings from the decades when asbestos went into everything. Prewar apartment houses along the Grand Concourse with wrapped steam risers. Postwar towers and co-ops with tile in the hallways and textured ceilings in the units. Row houses in Throgs Neck and Morris Park with old basements and boiler rooms. Big complexes like Parkchester and Co-op City where one renovation touches shared systems. The Cross Bronx, the Bruckner and the Major Deegan get crews from Mott Haven to Riverdale and Pelham Bay. Every Bronx address is inside New York City, so DEP's asbestos program and DOB filings apply. Jobs in Yonkers and Mount Vernon, just across the county line, follow New York State's rules instead.

Walk-ups to high-rises

One apartment kitchen or a building-wide riser job. The enclosure scales. The method does not.

City rules, handled

DEP filings, ACP-5 reports and stop work orders are routine Bronx work, planned in from the first call.

What Bronx Owners and Contractors Ask

The stuff GCs and owners ask before they hire anyone.

Is asbestos abatement going to wreck my renovation schedule?

Not if it is planned in early. Testing before demo, filing whatever the job needs and abating before your trades arrive keeps abatement in its own slot on the schedule. The jobs that get wrecked are the ones where asbestos is found mid-demolition, or where DEP finds it first.

How long does an abatement job usually run?

Quantity of material, size of the enclosure, whether a notification has to be filed and the lab's pace on clearance all drive it. A single unit's floor and a building's riser insulation are very different jobs. Set the scope and you get a schedule you can actually plan trades around.

Who can file an ACP-5 in New York City?

It takes an investigator certified by DEP, and that person signs only after surveying the work area. Your architect or expediter files it with the permit application, but the investigator's survey and signature are what make it valid.

How do I find out whether my building has asbestos?

Sampling. A certified inspector takes samples from the materials your work will touch and an accredited lab analyzes them. Age is a clue, since asbestos was common through the 1970s and into the 1980s, but looking at a material never settles it.

Old asbestos tile in the unit: tear it out or floor over it?

Tile in good shape that is staying put can often be covered with new flooring, which leaves it undisturbed. It has to come out when it is broken, loose, or in the way of work that will grind, cut or lift it. Sample the tile and the mastic first so you know what you are covering.

Walk me through an abatement job, start to finish.

Survey and lab results come first, then the filings. The work area is enclosed in polyethylene, openings are sealed and HEPA exhaust puts it under negative pressure. Licensed handlers wet the material, remove it and package it for disposal, then the space is HEPA vacuumed, wiped down and cleared by third-party air sampling before reoccupancy.

An Abatement Outfit That Talks Like a Contractor

Asbestos Removal Bronx works the way a good sub should. Show up with the filings ready. Build the enclosure right. Keep the material wet. Leave paperwork that holds up when DEP, a co-op board or a lender asks. That goes for a single apartment in Fordham, a boiler room in a Concourse walk-up or a commercial space with a stop work order on the window.
